Security 101 deepens regional, vertical expertise with Dorrian Properties

WEST PALM BEACH, Fla. — Security 101, a portfolio company of Gemspring Capital and a national provider of commercial security solutions, has announced its acquisition of Dorrian Properties LLC, paving a way forward for northeastern development.
The deal, Security 101’s 18th, expands the company’s footprint in Pittsburgh and Philadelphia, two key markets in the region.
“Security 101 plans to leverage the higher education expertise of Dorrian Properties as a key part of its growth in the Northeast,” said Ken Poole, chief revenue officer for Security 101. “The Dorrians and their team have built strong relationships in both Pittsburgh and Philadelphia, particularly within colleges and universities where the security needs are unique and demanding. Their experience adds valuable depth to Security 101’s enterprise capabilities in these important markets.”
Founded in 2016 by industry veterans Michael and Emily Dorrian, Dorrian Properties specializes in consolidating fragmented solutions and providing advanced integration services for higher education institutions and other complex verticals. As part of the deal, Michael Dorrian will serve as general manager, overseeing Security 101's operations in Pittsburgh and Philadelphia.
Poole added that higher education environments often need large-scale, multi-site systems that require specialized knowledge and careful execution. Dorrian Properties better positions Security 101 to serve verticals with growing regional footprints, multi-site operations and heightened security requirements, all under a unified national brand.
“This acquisition also fits within a broader strategy of building strength in vertical markets where Security 101’s boutique approach resonates,” he said. “By deepening expertise in areas like higher education, the company can extend that knowledge to other industries with similar complexities, continuing to grow while maintaining the high standards of service that define the brand.”
Security 101 previously acquired JAC Security in June.
